April 2022 Stats

The statistics are a comparison of April 2021 and April 2022.

The chart below indicates:

Home sales are DOWN 6% from last year at this time.

The average sold price for a single family home INCREASED 18%

The average days on market is Unchanged at 4 Days.

The amount of available inventory is at  3 weeks / up from 2 weeks.

Bottom Line
With the inventory is at 3 WEEKs.  The market has seen more listings but still on the low side.

As a Buyer.

I urge you to consider buying a home, do it ASAP!!  DO NOT DELAY.  Yes, Home prices are higher than they were but so is your income.  Interest rates have definitely gone up and are higher then the have been the last couple of years. BUT honestly not by much!!

The value of homes continue to go up!!  Look at this way.   You can always refinance when rates dip..

Even if the home isn’t the perfect home, buy it and in couple of years you would have generated enough equity to buy the perfect home.

Nobody got wealthy without owning real estate.  It is a huge part of everyone’s financial success.

I know the market has created fatigue on many buyers but keep going, keep pushing.  DON’T GIVE UP!!
