The statistics are a comparison of December 2021 and December 2022.

The chart below indicates:

Home sales are DOWN 41% from last year at this time.

The average sold price for a single family home INCREASED 3%

The average days on market has INCREASED to 26 Days.

The amount of available inventory is at  7 weeks / up from 1 week.

Bottom Line
The amount of sales are down but home prices still are increasing but at a much more normal rate.

As a Buyer:::

The Market has turned in your favor but home prices are still rising!!!

There is less competition and your offers are more likely to get excepted.

Many are concerned about interest rates.  But there are multiple avenues to combat such.  Seller concessions, to lending interest rates buy downs.

You can always refinance when rates drop.   And they will drop and when they do the competition is back and house prices surge again.
